Deon van Vuuren & Vincent Nkwambi
Cape Value Property Valuers is a real estate property valuation company established in association with a Broad Based Black Economic Empowerment Strategy (BBBEE) and operates as a Level 4 B-BBEE Contributor throughout South Africa. The property valuers head office is in Bellville in the Western Cape and the company specialises in professional valuation services for residential, commercial, agriculture and industrial properties. The company is a black empowered property valuation firm established on the basis of more than 51 years’ valuation experience and is proud to offer clients superb quality as well as speedy and accurate property valuation reports.

Vincent Nkwambi, a Non-Executive Director of Cape Value Property Valuers, is proud that the company aims at providing highly quality professional property valuation services throughout South Africa, while developing the skills of historically disadvantaged South Africans who wish to become a part of the industry.

Deon van Vuuren, the Managing Director, is a well known and highly respected property valuer and a professional associated valuer with the South African Council for the Property Valuers Profession (SACPVP) and a registered member of the South African Institute of Valuers (SAIV).

Cape Value Property Valuers was originally established under the name of Beau Vallon CC in 2000. Owing to an increase in demand for professional property valuations, and the introduction of the capital gains tax system in South Africa, the CC was converted to a company, adopted its present name, and was re-established as a specialist property valuations company in 2002.

The company does private property valuations, as well as property valuations for most of the large financial institutions in South Africa. Real estate is for most people their largest single investment and the fast changing South African property market has made it more important to acquire the services of a professional valuer or property appraiser. Professional property valuers are registered with the South African Institute of Valuers, a national society of professional real estate valuers that was founded in 1909. In order to pursue the property valuation profession legally, property valuers must be registered with the South African Council for Valuers; a statutory body established in terms of Act 23 of 1982.

A property valuer is a professional who has studied and been trained to determine the value of fixed property and to provide expert advice on real estate related matters. The independent valuer provides impartial reports on the value of real or limited rights in land. They have a thorough knowledge and understanding of the many interacting influences which create, maintain or diminish the value of property.Cape Value Property Valuers provides a comprehensive valuation report which will provide you with the information you need to make informed decisions. Contact Cape Value Property Valuers for property valuations and appraisals in South Africa.

What is real estate market value?

Market value is the probable price that a willing and informed purchaser will pay a willing and informed seller in a normal open market transaction at the date of valuation, when neither party is under any anxiety or compulsion to sell or purchase, other than their normal desire to transact.

National Credit Act
Written by Deon Jansen van Vuuren
Monday, 21 May 2007

The property industry is changing continually and on the 1st June 2007 it must come to terms with the National Credit Act (NCA) which comes into force.

There has been a lot of speculation over the impact of the National Credit Act (NCA) on the property and the home loans industry. Some estate agents have been claiming that the National Credit Act will delay home loan approvals for up to two months. While nobody can say for sure what the full impact of the NCA will be until after 1st June, it would appear that many of these claims are merely sensational scare stories.
